“We’ll probably wait until spring.” I hear it every October — and sometimes it’s the right call. But not as often as you’d think. Here’s how I actually walk sellers through the timing decision.
The case for listing now
Winter buyers are serious buyers. Nobody tours homes the week before Thanksgiving for fun — they’re relocating, their lease is ending, or a life change won’t wait for April. Meanwhile, your competition largely leaves the market: inventory in North Atlanta typically bottoms out from Thanksgiving through January. A well-presented home can stand alone in its price range in a way it never could in May.
The case for waiting
If your home needs meaningful prep — flooring, paint, landscaping that needs a growing season — the months until spring are an asset, not a delay. Rushing a half-ready home to market in November is worse than either option done well.
The question that actually decides it
It’s not “when is the market best?” It’s “when will your home show best, and what does your timeline require?” A relocation with a start date answers itself. A move-up buyer who needs top dollar and has prep work to do might genuinely be a March listing.
